5 Tips on How Best to Sell your Property in Lanzarote

Selling a home is challenging so we have put together some handy advice to get you started selling your Lanzarote Home.  These tips should help you sell your home faster and  add value. If you have any comments, please feel free to leave them below in the comment section.

  • Clean Your Home

A dirty home is a major turn off. Make sure your home is sparkling clean before you show it to anyone whether it be potential buyers, estate agents or valuers. You must maximise the value placed on your home by all who enter! Stage your home by tidying, making beds and laying out furniture in the best possible orientation to make the best first impression. Brighten up your home with flowers. Allow the buyer to imagine themselves living in your home. Don’t forget, you are selling Lanzarote, full of fun, sun and sea. Remember, many of the buyers will be from more temperate climates frequently from Ireland, United Kingdom or mainland Europe.

  • Maximise your Living Space

Consider removing any large items of furniture that may make your rooms feel small and replace them with smaller furniture. Clean windows, outside and inside to maximise the Lanzarote light and place lamps in dark corners. Don’t have clothes thrown around or old pots in the sink– that’s is unlikely to generate much interest.  Clean up the common areas, entrances and gardens.

  • Choose a Great Estate Agent

Unless you want to sell your property yourself, you need to find a reputable estate agent who is trustworthy.  It is best to ask others who have sold or purchased property recently in Lanzarote about their experiences and work from a shortlist of suitable agents.  Agree the fees for the sale upfront.  While you may try and get reduced fees for your sale, this risks reducing the interest the agent will have in selling your property. The best time to close a sale is in the first 4-6 weeks on the market while the property is fresh, so you want the agent to be enthusiastically pushing your property immediately.  As per usual, you get what you pay for!

  • Select Super Photos

Most agents will place an ad for your property online for potential buyers to view, like on LanzaroteProperty.com. Make sure to have lots of great photos showing your home in all its glory.  This will give you a much greater chance of getting enquiries, fast. Make sure the images are high quality, crisp, with no clutter in the backround. Allow the potential buyer to envisage themselves living in your home. If you have a pool, or a view of the Lanzarote sunset, show it off. If you would like to advertise your property yourself on LanzaroteProperty.com, click here.

  • Get the Price Right

Pricing is very tricky to get right.  Once you have found your estate agent, listen to their advice carefully.  You will want as much as you can get but if you go too high, buyers interest will wane.  You risk being forced to drop the price later, after the property has gone stale, and will miss out on the opportunity for a quick sale at a good price with minimal stress.
